Job Description

Title: Maintenance Serviceperson III

Classification: Bargaining Unit

General Description: IHC’s Maintenance Serviceperson III is responsible for performing detailed maintenance and repair work required to maintain the units in a decent, safe and sanitary condition in all skilled categories (plumbing, electrical, drywall, carpentry and mechanical).

Reports to: Maintenance Supervisor

Supervises: This is a non-supervisory position

ESSENTIAL FUNCTIONS:

An employee in this class may be called upon to perform any and all of the tasks listed below. This list of examples does not include all of the tasks that the employee may be asked to perform.

• Performs a variety of skilled tasks involving carpentry; repairs or replaces shingles, doors, cabinets, window screens and windows, weather stripping, floors, gutters, tiles, installs locks, etc.

• Repairs, installs, and maintains all pipes, fittings, and fixtures of heating, cooling, water, and drainage systems according to specifications and plumbing codes.

• Performs painting duties as required.

• Performs minor electrical maintenance such as replacement of fixtures, outlets and wiring in accordance with local codes.

• Conducts self in a professional, polite, helpful, and respectful manner to all IHC tenants.

• Has the ability to work with all systems, functions, etc, in all skilled areas.

• Performs other duties as assigned.

PERFORMANCE STANDARDS:

The Maintenance Serviceperson III will be held to the following Performance Standards. Job performance under these standards will be factored into annual employee performance review.

• Meets quality standards established by the supervisor and in accordance with local codes for all work completed.

• Takes all appropriate safety precautions to avoid on-the-job accidents.

• Completes 95% of assigned priority 1-work orders within one day.

• Completes 85% of assigned priority 2 work orders within two days.

• Uses IHC tools, materials, and equipment efficiently, properly and safely.

• Properly prepares and submits 98% of job-related documents (work orders, time sheets, etc.) to the supervisor daily.

• Attendance reliable; leave does not exceed the amount permitted, and the employee has no unexcused absences from the job.

Maintenance Serviceperson III

QUALIFICATIONS:

Education: High school diploma or GED. Completion of one or more apprenticeships in the buildingtrades.

Experience: Three (3) to five (5) years work experience in maintenance.

KNOWLEDGE, SKILLS and ABILITIES:

• Knowledge of federal, state, and local building codes and ordinances.

• Ability to perform a variety of semi-skilled tasks assisting lower and higher level

maintenance employees in all skill areas.

• Ability to read, comprehend and analyze architectural drawings and schematics used

by the construction trade in the installation, maintenance, repair, and modification of

dwellings.

• Ability to relate well to residents, and staff, and contractors.

• Knowledge of maintenance procedures.

• Ability to perform preventative maintenance work.

Other Requirements:

• Must acknowledge and agree to maintain a drug-free workplace as a condition of employment with Inkster Housing Commission.

• Must possess a valid Michigan State driver’s license and an insurable driving record.

Physical Nature of the Position:

Position requires the following physical abilities:

• Ability to sit, stand and walk for extended periods.

• Ability to tolerate temperature extremes and variations.

• Ability to lift up to 50 lbs. with or without assistance.

• Ability to work on, in, around, over and under fixed equipment or machinery.

• Ability to use arms and hands in a full range of physical motion.

Maintenance Service person III

• Ability to manipulate heavy equipment, tools, and supplies, and to exert force up to 70lbs.

Position may be exposed to:

• Verbal abuse.

• Vision strain.

• Noise.

• Airborne particles.

• Odors.

• Pets and pesticides.

• Unsanitary conditions.

• Paint and solvents.

• Construction materials and debris.

Additional Information:

This is an at-will position, with no tenure vested. Continued employment is at the discretion of the hiring body of the

Commission and based upon employee performance and compliance with IHC policies and procedures.
